Strengthening Downtown Lincoln Through Affordable Housing

For nearly seven decades, Pershing Auditorium stood as a cultural landmark in downtown Lincoln — a place where the community gathered for concerts, commencements and shared moments. Today, that same site is entering a new chapter. The MURAL Apartments represent more than a new building; it reflects a market-driven response to Lincoln’s growing need for affordable housing and a shared commitment to strengthening the city.

This project quickly became about honoring history while building forward. Thoughtful construction, strong partnerships and a clear community vision came together to transform a beloved site into housing that serves the people of Lincoln today — and positions downtown for long-term growth.

Reimagining a Lincoln Landmark

Opened in 1957, Pershing Auditorium was a fixture in downtown Lincoln, Neb. for decades. The 4,500-seat, multi-purpose arena was perhaps best known for its iconic 140-foot-wide tile mural made up of more than 760,000 individual pieces. Before the building was razed in 2023, the mural was carefully dismantled and has a new home at Wyuka Cemetery and Park. While it was the end of an era for building, it marked the beginning of a carefully considered redevelopment.

MURAL is the first building to rise on the former Pershing site, setting the tone for what’s next. The 125,482-square-foot, 90-unit affordable housing and mixed-use development brings new life to the Centennial Mall South area while remembering the civic importance of what came before it.

More than a single project, MURAL demonstrates how historically significant urban sites can be thoughtfully repositioned to meet today’s housing needs while maintaining a strong connection to place.

Building a Complex Vision

Constructing a multi-family project of this scale in the heart of downtown Lincoln came with no shortage of challenges. Tight site logistics, limited laydown space and constant pedestrian traffic near Centennial Mall required early sequencing decisions and just-in-time material deliveries.

The City of Lincoln became a critical partner, working closely with Ronco Construction and the project team to manage site access and logistics. From preconstruction through certificate of occupancy, Ronco’s project team helped guide the project onto a clear path to success — aligning more than 30 trade partners under a shared schedule and goal.

With an aggressive timeline, collaboration and communication wasn’t optional, it was essential. Trades overlapped, scopes intersected and proactive communication was required to keep the project moving forward safely and efficiently without sacrificing quality.

“Communication was a vital part of ensuring the trades were on the same page and overlapping scopes were being completed,” shares John Culver, Ronco’s project director. “That level of coordination allowed the team to adapt quickly, overcome unknowns as construction progressed.”

Procurement and design coordination required close collaboration across all project stakeholders. Regular coordination meetings, clear communication and shared accountability helped maintain alignment and keep work moving forward. That approach proved especially valuable when certain electrical components experienced longer-than-anticipated lead times. Because the issue was identified early, the team made proactive schedule adjustments to minimize impact and keep the project on track — translating design intent into practical, buildable solutions while maintaining schedule and budget.

From the developer’s perspective, MURAL was never about short-term trends. It was about meeting a real need at the right moment in Lincoln’s growth.
