How to Select the Right Construction Manager for Your Project

It starts by building a relationship.

Finding the right construction manager for your next construction project is kind of like dating and marriage. It’s all about building a partnership based on strong communication, trust and a collaborative effort from both sides. Here are some key factors to consider when choosing the right construction manager.

1. Trust and Transparency

Trust is the foundation of any successful relationship, and your partnership with a construction manager is no exception. You want a partner who prioritizes transparency and open communication. Someone who keeps you informed every step of the way, ensuring you’re on the same page and making informed decisions together.

2. Understanding and Effective Communication

An ideal construction manager should not only understand your project goals but be your champion to help you achieve them. Effective communication is the key to a successful project. Look for a partner who can listen to your needs and ideas and translate them into actionable plans.

3. Skill and Expertise

The backbone of any successful construction project is the skill and expertise of the project team. It’s important to review their experience with similar projects in terms of size and scope. Don’t forget to ask for references too so you can ask your own questions and dig deeper. And don’t just evaluate the company; you need to look at the project team too — the actual people you’re going to work with on the project.

4. In-Person Interviews and Team Interaction

Speaking of those people — while it’s essential to evaluate a construction management company’s capabilities and experience on paper, it’s crucial to meet with the project team in person. Just like a first date, you have to see how you interact with each other to know if there’s going to be a second date. During the interview, you can assess their capabilities, working style and communication skills to decide if you mesh. Just remember, the project team — more than the construction manager company as a whole — has a direct impact on your project’s success. So, ask yourself, “Do you want to work with these people day in, day out for a year? Two years?”

5. Longevity and Reputation

Consider the longevity of the construction company from both a people and a corporate standpoint. What’s the turnover like? Do they have employees who have been with the company five, 10 or even 15+ years? What about the team? Do they have tenure? It’s important to ensure your project has a dedicated and experienced construction team. In addition to people, evaluate the company’s overall longevity, types of projects they’ve handled, reputation in the industry, and their financial stability. You may want to ask whether they’re bondable to complete your work and obtain bank references.

6. Extensive Research

Don’t rely solely on references and recommendations. Companies hand-pick references for a reason. To get a more comprehensive view, talk within your professional circle and the wider AEC community.

7. Realistic Expectations

Change is inevitable. Construction projects are complex, and stuff happens that can cause delays or budget overruns. Be prepared for the occasional bumps in the road and collaborate closely with your chosen construction manager to address these challenges effectively.

Selecting the right construction manager for your project is more than just a transaction. By prioritizing trust, effective communication, skill, and expertise, you can set the foundation for a successful construction project that meets your goals and expectations. And hopefully build a partnership that lasts just as long (or longer) than the building itself.
