Leavenworth Lofts are more than just stylish one-bedroom units. The five-story building was intentionally designed to accommodate a range of lifestyles, with style and function top of mind. The ground floor includes a secure lobby, reception area, package room, and a storm shelter.  The heated parking garage also includes secure bike racks, cleverly designed to contribute to the building’s overall parking count. And an elevator ensures easy access to all five levels, improving accessibility for both short-term guests and long-term residents.

“In today’s multi-family market, the name of the game is flexibility, adjusting to the market and providing a variety of product,” Charlie Sullivan, President of Sullivan Development Company shared. “As a smaller development company, we maneuver quicker than others. Leavenworth Lofts is a perfect example — the number of short-term rentals (VRBO, specifically) changed over the course of construction. This was in direct response to market demand. We’ll use that same approach later this year when we broaden our presence near UNMC with a townhome project along the Field Club Trail and an all-studio property shortly after that.”

Urban Site. Real-World Challenges.

Constructing the Leavenworth Lofts apartments came with some serious job site constraints. Wedged between neighboring buildings with only about 10 feet of clearance on each side, daily access required intense coordination. Adding complexity, the adjacent building encroached a foot over the property line. This was quickly addressed through collaboration between the Ronco Construction project team, owner and design team.

Material deliveries? Only accessible via a narrow alley to the north. With just 20 feet above the building’s south side, 115KV transmission lines meant staging had to be carefully managed for safety.

“Safety was kept a top priority throughout. Every worker onsite had to stay sharp and dialed in with what was happening onsite,” explains Cameron Mulholland, Ronco’s Project Engineer. “With only one access point and power lines running in three directions, we had to get creative. It took coordination and constant communication to keep things moving.”

Despite these challenges, Ronco’s team kept the project moving with precise scheduling, daily communication and a proactive approach to problem-solving.
